DDA Housing Getting ready  the first batch of Dwarka Penthouses, which have a large plinth area of 424 sqm, are intended as four-bedroom duplex apartments. These apartments are situated in Dwarka’s Sector 19B, close to the Delhi airport, and according to officials, they should be ready for occupancy by the end of December or the beginning of January.

The Delhi Development Authority (DDA) is getting ready to introduce its first collection of penthouses in Dwarka in an effort to break into the luxury real estate market. Officials say that on November 30, registration for these properties will open.

These penthouses, which have a large plinth area of 424 sqm, are intended as four-bedroom duplex apartments. DDA apartments are situated in Dwarka’s Sector 19B, close to the Delhi airport, and according to officials, they should be ready for occupancy by the end of December or the beginning of January.

The DDA’s Festival Special Housing Scheme will be used to sell 1,130 flats in the complex, including the penthouses. The e-auction mode will be the only way to purchase the luxurious apartments. There will be two assigned parking spots for each penthouse.

According to officials, there will be 14 penthouses, 170 Super HIG (High-Income Group) apartments, and 946 HIG apartments in this community. The 11-tower complex will be situated in front of an 18-hole golf course that is currently under construction. Buyers wishing to purchase apartments in this location have two choices: first come, first served (FCFS) and online auctions.

According to officials, the HIG flats will cost roughly Rs 1.4 crore, while the reserve price for the Super HIG flats is projected to be around Rs 2.5 crore. Meanwhile, the penthouses will begin at Rs 5 crore.

A crowd of prospective purchasers was observed waiting impatiently in front of the complex’s gates on Thursday. Neha Yadav, 30, a Dwarka resident and primary school teacher, was one of these guests. She expressed her desire to purchase a Super HIG apartment, saying, “I’m looking to buy for investment purposes and not for immediate residence.” Due to its proximity to the airport and golf course, the property will be in a prime location.

A family friend recently purchased a 3BHK in the same neighbourhood for Rs 6 crore, so CPWD contractor Ravi Jindal (35), commented, “I think the Rs 2-2.5 crore pricing is a steal.”

Some were not pleased with the cost. When looking for a place for his son to live, farmer Om Prakash (70) remarked, “Rs 2 crore is too much for an DDA apartment.” Maybe those who are employed can afford it.
